• Fleetwood: Spacious detached homes on generous lots, strong schools for grandchildren, quieter streets. Around $1.4M average.
• Cloverdale (Clayton Heights): Newer townhome complexes with tandem layouts that work well for extended families. More affordable entry around $800K–$1M.
Avoid: Condo-heavy areas (Surrey Central, Whalley) unless the building allows suite modifications — most don't.
Legal Considerations
• Ensure any secondary suite is legally permitted and up to code — unpermitted suites can void insurance and reduce resale value
• If multiple parties are on the mortgage, consult a lawyer about co-ownership agreements that address what happens if one party wants to sell
• Check property tax implications — a home with a legal suite may be assessed differently
