Tier 1: Highest ROI (80-200% Return)
1. Kitchen Refresh ($5,000-$15,000)
You don't need a full gut renovation. Painting cabinets, replacing hardware, adding a tile backsplash, and upgrading countertops to quartz can transform a dated kitchen. In Surrey, buyers consistently rank the kitchen as the #1 factor in their purchase decision.

2. Bathroom Updates ($3,000-$10,000)
Replace the vanity, add a new mirror, re-grout tiles, and install modern fixtures. If the tub is stained, professional refinishing costs $400-$600 and looks brand new. A fresh, clean bathroom tells buyers the home is well-maintained.
Expected ROI: 120-180%
3. Paint — Interior and Exterior ($2,000-$5,000)
The single highest ROI renovation. Fresh paint in modern, neutral colours (think Benjamin Moore Swiss Coffee or Revere Pewter) makes the entire home feel new. Don't forget the front door — a bold colour like navy or black adds instant curb appeal.

4. Flooring Upgrade ($5,000-$12,000)
Replace worn carpet with luxury vinyl plank (LVP). It's waterproof, scratch-resistant, and looks like real hardwood at a fraction of the cost. In Surrey's family market, LVP is the most popular flooring choice. Avoid actual hardwood — the ROI doesn't justify the 3x cost increase.
